Portland Commons is designed with fresh considerations that implement forward-thinking with best-in-class strategies focusing on employee wellness.

A low-pressure under-floor air distribution system uses natural convection to supply “single-pass”, fresh, humidity-controlled air that reduces airborne viruses by preventing mixing of occupants’ spent air.
Hospital grade heat & energy recovery system ensures no cross-contamination between exhaust and supply airstream while an air ionization system enhances the MERV14 filtration system’s ability to capture unwanted particles – all greatly improving indoor air quality.
Option to install a UV light treatment system on the air filters to disinfect the air, reduce the spread of bacteria and infectious agents.
HVAC raised floor system provides superior ventilation, individual control and indoor air quality.
Operable windows provide direct and controllable access to outdoor fresh air.
Increased outside air ventilation rate and year-round humidity control supports overall health, dilutes human and air pollutants, limits growth of pathogens and reduces risk of infection.
Provisions for each employee to have a personal air diffuser allowing individual thermal comfort.
Multiple entry points complete with spacious, interconnected lobbies minimize traffic and congestion.
Larger elevator cabs with anti-microbial buttons safely kills viruses. Destination dispatch programming creates physical distancing efficiencies.
Natural light-filled stairwells serve floors ground to 6 providing an alternative to elevators, and an opportunity for physical activity.
Gender neutral washrooms are hands-free and finished with easy-to-clean surfaces.
Secure Wi-Fi in the building and surrounding outdoor space promotes remote and outdoor work environments.
Touchless Access for main entrances and common areas, including washrooms.
Intelligent Building System provides the opportunity to optimize the air quality and humidity conditions, determine cleaning schedules based on high traffic areas, signal freshly cleaned space with visual cues and monitor social distancing.
Building Mobile Phone App offers a safe, touchless tenant experience for contactless entrances and elevator use, visitor management and seamless communication.

UV Light Sterilization System

A UV light sterilization system within the return airstream disinfects the air by sterilizing pathogens and destroying viruses, thus reducing the spread of bacteria and infectious agents – to ensure clean and healthy air for your employees.

Terraces

13 private outdoor terraces ranging in size from 280 sf to an incredible 9,100 sf are designed to be an extension of the indoor workplace, providing ample outdoor space that can be customized in many creative ways.

MERV14 Filtration System

Portland Commons implements the highest quality air filtration system available for office space.  An air ionization system enhances the building’s MERV14 filtration system’s ability to capture unwanted particles – all greatly improving indoor air quality for your employees.

Bicycle Access

With a Biking Score = 96, Portland Commons features 367 underground bicycle parking stalls accessible via a safe and separate bicycle ramp, and spa-like gender neutral shower and changeroom facilities, promoting active lifestyles and wellness.

Outdoor Wi-Fi

Free and secure Wi-Fi provided in the courtyards and on the terraces gives your employees greater flexibility in how and where they work.

Fresh Air

Operable windows provide direct and controllable access to outdoor fresh air.

Workplace Experience App

The Portland Commons Workplace Experience App for your smartphone offers a safe, touchless tenant experience for contactless entrances and elevator use, visitor management and seamless communication.  Intelligent building technology provides the ability to link the app to occupancy sensors and air quality sensors within the building.

Sustainability

Portland Commons is targeting LEED Platinum Core & Shell, LEED Zero Carbon and WELL Gold certifications and is WiredScore Platinum and SmartScore certified. The Building will also benefit from Enwave’s Deep Lake Water Cooling program, a renewable energy source.
